BFT gate motor repair in Abu Dhabi

Most BFT callouts start with a gate that stops part way, will not close, or does nothing when the remote is pressed. On a sliding gate the usual causes are a dirty or misaligned rack, a worn pinion, a limit switch or encoder that has lost its position, or a motor that has overheated after the gate was dragged against a bind. On a swing gate we look at arm joints, hinges that have dropped, and the release mechanism.

  • Gate stops and reverses: an obstruction setting, a worn rack or a failing encoder.
  • Gate opens but will not close: a blocked or misaligned photocell, or a safety edge that has been triggered.
  • Motor hums without moving: a failed start capacitor, a seized gearbox or a jammed release.

BFT control board and photocell faults

The control board is the brain of the operator. Water ingress, power surges and ants are the common reasons for a board to fail in the Gulf. We test supply voltage, fuses, the inputs for photocells and edges, and the outputs to the motor before suggesting a board repair or replacement. BFT remote control and receiver

When a remote stops working, the cause is usually a flat battery, a lost memory in the receiver, or a receiver module that has worked loose. We can check range and signal, add or remove remotes, and look at the remote controls and receivers fitted to your gate.

BFT installation and maintenance

For a new installation we survey the gate weight, length, track and posts, then match the operator to the gate. A maintenance visit covers lubrication, rack and pinion wear, limit settings, the release, safety devices, battery or power supply, and a full test of the opening and closing cycle.

Why does my BFT sliding gate stop halfway and then reverse?

A gate that stops and reverses is usually reacting to something it senses as an obstruction. Common causes are a rack that has shifted or collected sand, a wheel or track that has started to bind, a photocell that is partly blocked, or an encoder that has lost its position. Dirty tracks are very common in Abu Dhabi.

A technician will move the gate by hand first to feel for resistance, then test the sensors and the obstruction setting on the board. It is better not to keep pressing the remote, as repeated strain can overheat the motor.

Can a faulty BFT control board be repaired or does it need replacing?

It depends on the damage. A board with a blown fuse, a failed relay or a loose connector can often be repaired. A board with burnt tracks, water damage or a surge-damaged processor is usually better replaced. Before deciding we measure the supply, check the inputs from photocells and edges, and make sure the fault is not in the motor or wiring.

We do not promise spare part availability for every model, so we confirm what is obtainable for your operator during the site visit.

My BFT remotes stopped working after a power cut. What should I check?

Start with the remote battery and whether the gate responds to a wall button or keypad. If it does, the gate is fine and the issue is the radio side. A power surge can upset the receiver or clear its memory, so remotes may need to be stored again. If nothing works at all, check the mains supply and the fuse at the control board.

Our technicians test the receiver, the antenna and the stored remotes, and can add spare remotes at the same visit.

What does a maintenance visit for a BFT gate operator include?

We check the mechanical side first: hinges or wheels, rack and pinion wear, bolts, stops and the manual release. Then the electrical side: control board, limit switches or encoder, supply, battery if fitted, photocells and safety edges. We lubricate moving parts, clean sensors and run several full cycles to confirm smooth movement and correct reversing on an obstruction.

You receive a plain list of what we found and what, if anything, needs attention.

What should I prepare before a technician visits my BFT gate?

Make sure the gate path and track are clear, and note when the fault happens: opening, closing, only in the heat, or only after rain. Have the remotes and any wall keypad to hand. If you know the operator model, a photo of the label on the motor helps us bring the right parts.

Please tell us whether the gate shares a power supply or intercom with other equipment, as that can affect how we test it.

Can a bent or damaged barrier arm be repaired, or does it need replacing?

A boom barrier arm that has been hit by a vehicle is usually bent rather than fully broken, and a mild bend in an aluminium or fibreglass arm can sometimes be straightened. A sharp bend, a crack, or damage near the mounting bracket is a safety risk and the arm should be replaced rather than repaired.

We also check the barrier's mechanism and counterweight spring after any impact, since a bent arm can throw off the balance even if the arm itself still looks usable.
