Dormakaba is a Swiss group formed in 2015 when Dorma of Germany and Kaba of Switzerland merged. Its entrance range covers automatic sliding, swing and revolving doors for shops, offices, hospitals and public buildings. A sliding operator is a drive unit mounted in a header above the opening. A motor pulls a toothed belt, the belt moves hangers that carry the glass leaves, and a controller decides when to open, hold and close. Most faults trace back to one of a few parts, which is why a proper diagnosis saves a lot of guessing. Our technicians see the same patterns again and again:

  • Worn belts that skip teeth or slap in the header.
  • Carrier wheels with flat spots, which make the leaf rumble and drag on the guide rail.
  • Dust packed into the floor guide and bottom track.
  • A controller that resets, stops mid-travel or will not learn its stroke.
  • Failed or dirty radar and infrared sensors.

Dormakaba sensors, safety and controller faults

Presence detection is what keeps the leaves from closing on a person. A radar sensor above the door reads approaching movement, while an infrared safety curtain watches the closing edge and the swing path. If a sensor lens is coated with dust, or the sensor has shifted after a cleaning crew bumped it, the door either stays open or fails to open for slower walkers. We check sensor coverage, cable runs and the controller inputs before replacing anything. Our photocell and safety sensor service follows the same approach for gates and barriers.

Swing and revolving operators

Dormakaba also makes swing door operators that mount on the door leaf or frame, and revolving doors with their own drive and safety sensing. These need the same attention to closing force, sensor position and mechanical wear. A revolving door adds a drive and a set of speed and stop sensors on the rotating wings.

Dormakaba installation and maintenance

For new work we survey the opening, the glass weight and the header depth, then match the operator, rail and sensors to them. For existing doors, a maintenance visit usually covers:

  • Belt tension and wear, hangers and wheels.
  • Guide rail and floor guide cleaning.
  • Motor and controller condition, settings and error behaviour.
  • Sensor aim, range and safety test.
  • Glass, seals and any locking or emergency function.

Why does my Dormakaba sliding door stop halfway when opening?

A door that stops partway is usually being told something is in its path, or it has lost its travel limits. Common causes are a dirty or misaligned safety sensor, debris in the floor guide, a worn carrier wheel that catches, or a controller that needs its stroke relearned. We check the track and sensors first, because those are the quickest to rule out, then look at the motor and controller. Please do not force the leaf by hand, since that can strain the belt.

Can an older Dorma-branded operator be repaired after the Dormakaba merger?

Often yes. Many older sliding operators are mechanically simple: a motor, belt, wheels, a controller and sensors. Whether a repair makes sense depends on the unit's condition and on whether the specific controller or motor can still be sourced, and we will not promise that before opening the header. We inspect first, tell you what is worn, and explain whether repair or replacing the operator is the more sensible route for that door.

Why does my Dormakaba automatic door keep opening and closing on its own?

This is called ghost triggering. A radar sensor can pick up traffic outside the glass, a vibrating panel, a hanging sign, or reflections from a wet floor. A sensor that has shifted or is set too sensitive causes the same problem. We reposition the sensor, adjust its detection field and check for loose wiring or electrical interference at the controller. It rarely needs a new unit, but it does need someone to look at the actual detection pattern.

What should I prepare before a service visit for a Dormakaba entrance?

Tell us which door types you have (sliding, swing or revolving), how many openings, and what symptoms you see, including when they started. Note any recent glass work, cleaning contractors or power issues. Please give access to the header, usually via a ladder, and let us work during a quiet period, since the door may need to be taken out of automatic mode. If you know the label details on the operator, send them ahead.

How do I know if my automatic sliding glass door needs a new belt?

Most automatic sliding glass door operators (including common commercial brands) drive the door leaf with a toothed drive belt. A belt that has stretched or has worn or missing teeth causes the door to move unevenly, slow down partway, or make a slapping or ticking sound as it opens and closes.

A loose belt can sometimes be re-tensioned, but a cracked or frayed belt should be replaced before it snaps, which would leave the door stuck. We carry belts to match common sliding door operators and check the drive pulley for wear at the same time.

Why does my automatic sliding glass door sensor stop detecting people?

The sensor above an automatic sliding glass door uses motion or presence detection to open the door and to stop it closing on someone standing in the doorway. A sensor that misses people, triggers randomly, or stops responding is usually dirty, misaligned after a knock, or has a failing connection to the control unit; direct sunlight or reflective flooring can also confuse some sensor types.

We clean and realign the sensor first, then check its wiring and settings at the controller, and replace the sensor itself only if it still will not detect reliably.

Why do the wheels on an automatic sliding glass door wear out?

The door leaf of an automatic sliding glass door hangs from wheels (rollers) running in an overhead track. Constant daily cycles wear the wheel bearings and can flatten the wheel surface, which shows up as the door sagging, dragging on the floor guide, or moving with a bump instead of smoothly.

We replace the wheels and check the overhead track for wear or debris at the same time, since a worn track shortens the life of new wheels too.

Why does my automatic sliding door open and close by itself?

A radar sensor can be set off by movement outside the door, a swaying sign, reflections or dirt on the lens. It can also be misaligned after cleaning or an impact.
